Heather Gray is extremely attached to her 3-bedroom, 2-bathroom historic home in Tahmoor NSW, but concedes that it’s time to move on. Buying the property in 2012 with her husband, they unfortunately decided to separate after 40 years of marriage. Hoping to buy him out, Heather has tried everything in the hope of holding onto her dream home, but she can no longer afford to repay the mortgage or maintain such a large property.

With its heritage-listed overlay, “Tahmoor House” is steeped in history – it originally operated as an inn as early as 1824 servicing early settlers and explorers. The property has been on the market for over 6 months and during that time she received two offers – one from a developer which was about $200,000 less than the asking price and another offer which later fell through.

Now that she’s retired, Heather desperately needs SHA’s help updating her old and slightly quirky home in order to sell and make a fresh start.

   

Interior

Shaynna gave this house a good shake-up while treating it with historical respect. The once confusing floorplan is now more functional after turning one of the five sitting/living areas into an additional bedroom.

By removing the separate pantry from the meals area, Shaynna turned the back of the house into one long sunroom that looks straight out of a swanky hotel, complete with a self-serve bar.

Bedroom styling matches the relaxed palm-themed sunroom, but the grandeur of this historic home is especially evident in the formal living and dining rooms. The Duette Shades played an excellent role in both the bedrooms and lounge, both functionally and stylistically. The blinds matched well with the colour scheme of the interior furniture and window trims, and even with the rustic maple doors which were left untouched in the renovation.

Finally, the rundown kitchen was transformed into a cook’s dream with new cabinetry, granite benchtops, and huge butler’s pantry – ready to feed and entertain a lucky buyer and their extended family and friends.

Charlie had a lot to do given the one-acre size of the property and the major features that had become rundown over time. Specialists were brought in to clean and revive the pond and get the tennis court back up to scratch.

The verdict

Heather couldn't believe the transformation of Tahmoor House from a neglected and gloomy rabbit warren to a stately country manor with an aristocratic feel. Heather's pride and joy was the new light and bright kitchen, which had oodles of pantry space.

Four weeks after the first open house, Heather received an offer for $968,000 - an amazing result and enough for Heather to sell up and move on.
